All major lookouts are not far from the property. 30mins drive to Halls Gap if you need any amenities or food as general store and some cafes are opened on Christmas day.
Caretaker David is a lovely person and easy to communicate with at anytime if you have questions regarding this property. Prompt service and replies to text and calls.
Will recommend to anyone who wants to get out of city life.
Don't need a TV either although there isn't any in the property cos we want a quiet moment as part of getaway from a busy butsy city life.
Property is also good for large groups and families with kids.
Charming place but be wary if bringing kids
The house & property has some nice charm and seems ideal for families. That's what attracted us to stay here with several families, a total of 9 kids (2-12yo). It’s an expansive rural property that appears great to explore–a big plus for our kids who are very familiar with exploring the bush environment.
And this is where I'd be wary. The owners expectation is that kids “must be supervised at all times” while outside. What he means is with visual contact 100% of the time. In our case, the owner took issue with our kids playing by a tree that was in closer proximity to our house then his residence. In watching our kids from the house I had no concern that they were apparently 'trespassing' (owners words). This particular tree had exercise and climbing equipment set up in it, along with a box containing additional equipment.
Clearly the owner was aggrieved that this equipment had been used & approached us multiple times to discuss. He also pointed out a low lying, dome shaped art piece at the base of the tree that had been damaged. Unfortunately, there was no instruction given regarding this area or equipment nor anything to indicate that this was an art work, not a climbing frame. He also mentioned that a rock was disturbed from an outside fire pit so you get an idea of how connected to his property this owner is.
On leaving, we agreed to cover replacement costs of any equipment deemed unusable. At the time, we felt this was an amicable resolution to his issue.
Unfortunately the owner changed the terms of the agreement several times over the following week. It was clear he had a financial compensation figure in mind-conveniently initially the total of our bond to inspect and clean his equipment with a further invoice to follow for equipment replacement. The second attempt exceeded our bond and included costs that he had not indicated initially-we disputed the amount. As it stands, the owner has withheld our bond. We did not forfeit this willingly. This is another note of caution in booking via Stayz, you have no recourse should the owner choose to withhold your bond.
All in all a disappointing end to the weekend away. Establishment of clear property boundaries & ownership in leaving such equipment set up in close proximity to a house he is renting out to guests would avoid future issues. In all other ways the owner had no issue with how we left the house, in fact it was cleaner when we left then when we arrived–apparently the vacuum broke.

We acknowledge that unfortunately Katrina and her group did not follow the property rules which are that children are to be supervised when outside. This is to ensure their safety and to prevent damage to sacred sites on the land, trespass and property damage.
One of the many incidences of trespass and property damage to climbing safety equipment occurred by unsupervised children who were about 200m from the lodge in an area adjacent to our personal home, which is clearly stated as out of bounds. Personal items were also removed from sheds and a trailer and then used as play equipment. Supervision of the children would have prevented this.
After Katrina agreed to pay for the damage, we let her know the costs of repairing and conducting technical inspection and servicing of damaged equipment. When we pointed out that we received conflicting accounts of events of what transpired from her children (who lied to us about where equipment was taken from), we seem to have stirred some emotion that has led to the harsh assessment of what was an otherwise pleasant trip and spoiled an otherwise amicable agreement about the damages.
In no way were we motivated by taking her security deposit. We sought the recoupment of legitimate costs and damages as a consequence of rules not being followed; either by repair or replacement. This we are entitled to by the rules of this platform and the contract agreement.
Our property description clearly indicates that this land means a lot to us, we cherish this space and our ability to share it with people. We warmly welcome guests who are responsible and active in their children's engagement with our land. Unfortunately Joe did not follow the house rules and conditions which were provided both in the listing and also in hard copy in the lodge.
This led to a situation where Joe and his guests used a private building as a childrens play room where the kids damaged both the room and sound instruments.
We decided to use the security deposit to cover the cost of cleaning and repairing the instruments.
As an owner and manager, we are committed to clear communication with our guests and provide both digital and printed instructions to our guest. We now also brief guests personally to ensure that they understand the rules and boundaries.
I encourage potential future guests to connect with the past reviews, photos and some common sense when evaluating whether this review is relevant and indicative of the property.
We had a great time at the lodge. I have never seen so many Kangaroos in one place! Toasting marshmallows on the log fire, playing cards, drinking beer and rock climbing - not necessarily in that order! There was loads to do and it was a great place to stay.

Drinking water supply was in short supply. Tap on sink had coloured water as if it was coming from tank.
Someone's dog was roaming in property at night and morning which scared children and they did not want to play outside.
Ambiance of property was good, linen was clean.

It was listed in the previous managers instructions to guests which you may or may not have seen, but I will make things more clear so that future guests feel more at ease.
The tap water can be slightly discoloured as it comes from a local lake but it is safe for showers, teeth brushing and cooking.
The previous managers did not live on site, but I now do, so will be available to all guests in the future for assistance.
The dog was a neighbours labrador that had entered the property. In the future if you would like to contact management as issues arise we will offer immediate rectification (being a rural property in a nature setting it is impossible to keep all wildlife out)
I am also modernising the facility and am looking forward to surpassing your expectations if you choose to stay with us again in the magical Grampians.
